    • With computerized accounting of all transactions on your rental property.
    • With monthly and year-end statements, detailed reports on all income and expenses and yearly 1099 statements for tax purposes.
  2. We will handle all maintenance requests, whenever they arise:
    • With an in-house maintenance company, we offer 24 hour emergency services, but not at emergency prices.
    • We will save you money, since we charge a rate substantially less than plumbers, carpenters or electricians.
    • We can do same day service for maintenance requests called in by your tenants, therefore keeping your tenant happy.
    • We provide a shorter turn-around on vacated units so you are not losing rents waiting for necessary maintenance, repairs and cleaning.
    • We track your maintenance whether our company does the work or the work is done by an outside contractor.
    • We conduct follow up calls to your tenants to assure the work has been completed and is satisfactory.
  3. We provide a convenient business location:
    • Located at 525 West Williams Avenue, Fallon’s largest and main business corridor, with easy access and handicapped accessibility, a friendly staff awaits to assist you and your tenants.
    • Weekday business hours 9:00 a.m. to 5:00 p.m. and on the 1st Saturday of the month only from 10:00 a.m. to 2:00 p.m.
  4. We will market your property professionally:
    • We will feature your property on our web site with an individual listing and picture.
    • Your property is featured in our “free rent list” and on our color picture board inside our office lobby.
    • We place a “For Rent” sign with our contact information in front of your property.
    • We are registered with the Fallon Naval Air Station’s Housing Office to maximize our coverage to new individuals and families arriving in our area daily.
    • Last but not least, one of our best advertising tools is “word-of-mouth” due to our courteous and friendly staff and professional work ethics.
  5. Tenant Screening:
    • Application process is uniform for each and every applicant.
    • A credit application is run on each and every applicant 18 years or older.
    • A minimum of three years of current residential history is required and checked.
    • Verifiable income is required in the application process.
    • Rent cannot exceed one-third of an applicant’s verifiable net income.
    • Employment verification is required.
  6. Tenant Move-ins and Move-outs:
    • Property management personnel do the written move-in inspection reports; not the tenant.
    • Property management takes pictures inside and out of all properties prior to tenant’s move-in.
    • Property management takes pictures of damages that can be used as evidence in court.
